FastTrack Way To Browse Property

KL scene - I like this picture a lot

I almost finish paying off my 1st car's loan, so with some monthly cashflow available , I was thinking of getting another property for investment purposes.

It takes alot of time to browse thru the normal property website to find good deals since some of the interfaces are not so friendly and cluttered. You need to click here and there, and there is so many buttons appearing. (Maybe I am getting old)

1st Quarter Into 2013

Posted by Kris | Sunday, March 03, 2013 | , , | 3 comments »

Time really flies, it is now 3rd March 2013. Here are some my personal thoughts for 1st Quarter 2013.

Life is going to be very very hectic for me as an engineer in the corporate world and my personal life. (^.^)

- Work will increase dramatically this year!! Engineering seems to be a sunset industry where cost is king.
- Still some roadblocks in my new 'capital intensive' investments ventures.
- Need to have sufficient sleep and maintained good healthy lifestyle.

+ Inching slowly to my 'personal' life goals. GOD willing, this is something I prayed for. But I think I need to spend alot of time vested in this, which made me tired during the weekend, and progress is still slow. It all started with a curry mee lunch at town!!
+ Time is drawing near to accumulate good stocks at cheaper price.
+ Hopefully, to close a deal to earn some decent pocket money. Waiting for email response soon.

And I am not sure about the goodness in revealing my investments (indirectly may reveal my networth) to other people recently (my venture partners). I wish  to stay under the radar and keep a low profile :D

I Am Tired: Thus, Watching The Final Episode Of He's Beautiful

Posted by Kris | Wednesday, January 12, 2011 | | 2 comments »

Today is the final episode of He's Beautiful. The next K-drama is "Stairways To Heaven", supposedly very very popular when it was first shown in 2003. It is considered a old series according to wikipedia. Not sure whether it is a pure coincidence or not, that Park Shin Hye also starred in it. But as a child actress, in the series. She was like 13 years old. Man...time really flies huh. Her face did not change alot though, from what i see in the drama clips. Note that her face do sometimes look very different when she change hairstyle, etc. But one notable thing is that she has a small mole on her upper left eye, nearing her eye brow.

Oh, watching drama been a norm for me all of a sudden, as i am totally energy-less after my ever so increasing demanding work load T.T So this my way to chill out and stop thinking as an engineer.

So long, A.N.JELL (P.S our local TV cut out certain scenes to reduce the length of the series)

Asian Games Finals Badminton: Lee Chong Wei Vs Lin Dan

Posted by Kris | Sunday, November 21, 2010 | | 0 comments »

Another rematch between 2 rivals in Lin Dan's home base, Guangzhou, China. Lee Chong Wei played better against "Super Dan" compared to the previous encounter during the Olympic 2008. The game ended with Lin Dan winning the rubber set though.

1st set: Lin Dan won. Chong Wei in a good form, but still cannot win.
2nd: Chong Wei won. Alot of unforced errors and poor judgement by Lin Dan.
3rd: Lin Dan won. He lead the game at one time 10-1. Thus, extremely high pressure to Chong Wei that did not recovered his good form that we saw in the 2nd set.

A lot of the plays at the net, Lin Dan managed to reply the shuttlecock to hit Chong Wei's body.

After winning the game, Lin Dan as usual, deserves to be act super cocky, as this latest win completes his crown of winning every major badminton tournaments in the world.

Must Watch Indie Movie: Gadoh

Posted by Kris | Tuesday, October 12, 2010 | | 0 comments »

I am not sure whether this movie is indeed banned in Malaysia or forced to be screened privately, because of its provocative thoughts. For the sake of a better future for Malaysia, this movie should be screened publicly so that people will realized skin color, religion, culture does not make a human being different from each other. So that we are truly 1 Malaysia instead of just  it being a catch phrase.

Sadly, i think that only the younger generation is able to change to a better future, the older generation just stuck in the rigid and fearful mindset grown from years of too long in the system.

Kudos to the makers of these movies..We need more of these movies to wake people up.

Why Employer Encourages Froggers?

Posted by Kris | Thursday, August 12, 2010 | | 9 comments »

After being an employee for so long, one thing that I don't really understand is that employers like to import new employees or froggers (because there are lot of serial jumpers) instead of grooming existing potential local pool of people that have work hard and are very experienced in their job for the company.

No doubt that the new blood may have a lot of experienced in their previous job but seriously in my field, it may take a long time for an individual to take up the job scope unless he/she is a fast learner. (Machines are not easy to repair and operate) Nevertheless, the new bloods are usually have higher salary than existing employees since they are baited to jump over. Furthermore, early expectation are lower because we need to give time to learn the ropes. I know a few frogs whom jump a few companies and became managers in a few years!!

Thus, I have a lot of seniors leaving the company even though my department is growing in size in leaps and bound. The reason is that higher ranking positions are given to froggers. These froggers are in turned jumping ship because of higher salary and because their own companies are facing the same growth saturation problem.

These growth of froggers really demotivates me since the room for growth have been taken up (salary & ranks have quota too) and in turn tempts me to jump ship to easily get a handsome pay raise.

I guess loyalty and dedication don't really pay if indeed there is a greener pasture on the other side. I really need to talk to my boss huh to address this burning fustration!!!

Malaysia Credit Bubble on The Horizon Part 2

Posted by Kris | Sunday, August 01, 2010 | , | 2 comments »

I like read financial blogs and occasionally stumbled into forums, as I searched more for stories/articles regarding potential risk of credit bubble in Malaysia especially in the property segment as a continuation to the earlier post.

Here are a few consecutive posts that i found in a certain forum. Since all of them uses 'anonymous' status to post, i am assuming/guessing who replied what. I have censored some of the names mentioned. You can easily google the posts below to find the source =D.

Nevertheless, the interesting part is that people in general know that property prices are overheating at certain cities in Malaysia but still insists to play the musical chair game and gets "emotional" when people are spoiling the market for house flippers. Either by undercutting or inducing the fear of downward prices movement for the development. Some people even start posting to sell just after a few months after the signing S&P and the construction have not even started at ALL!!

Its like, a company is not doing very well, stock prices are dropping like hell but yet the directors is asking the employees to start buying up the stock themselves with their life savings. And the employees peer pressuring each other to boost the stock prices by buying so that they don't lose their hard earn employee stock options and scolding those whom sold out. And yet later on the directors are the first one to cashed out immediately when the stock prices rises and the employee is left holding the useless paper. Read the below posts and you will get what i am trying to convey :P

These posts are of desperate people and surely have no holding power should anything happen. So anyone that thinks that a double dip recession will happen, hoard up cash and prepare for a fire-sale :P

Person A: Dxxx sale, 8 floor, pool view, corner unit, 2 carpark RM315000. Interested kindly email to xxxx

Person B:Waliler, you sell so cheap, spoil the market ler! When others start with 380k, u cut by 65k ar... Can explain why?

Person A:i realistic mah.. u guys dreaming mah wanna sell so high.. go check if any sale was done at 380K? i sell cheap my problem lar. u tink dxxx like bxxx wanna hold long long to appreciate ah? u hope la.

Person B: Be smart ma, if wanna sell cheap also can just ask for buyer email and then discuss offline mar! You desprate for money and wanna make quick money nobody can stop you, but please also be considerate about others needs.

Person C:I think ppl is free to sell whether online or offline. You may be the owner of other unit, you may choose to sell at whatever price you want, and in whatever way, ppl don't give a damn on you. Don't think it is right for you to stop or condemn ppl how to sell or even buy other unit.Believe ppl needs money or not, also none of yr business too.Don't be overzealous to the property u owned.Typical XX feudalistic mentality, only want ppl to say what you like to hear or favoring yr interest. Anything is detrimental to you, should be do it behind close door or censor it.Then, u should open yr own blogspot and make censorship to all the comments that u don't like. Can't tolerate this type of arrogant punk.

Person D: This is the problem with high density condo. Always have a couple of "rotten apples" trying to spoil the market of a great project like this. I cannot stop you from being cheap, just hope this cheap stuff once gone and be forever

Person E:I say good luck to her, I wish there are less money grabbing out there.May good fortune be with her at all times. One good deed deserved another

Person F:All investors seems to be over ambitious about the appreciation of their property. Well, it's within your rights to assume so.Most of the property owners including Dxxx try to take Bxxx as the benchmark. Agree, the value appreciation of Bayswater is extraordinary but I don't think other properties will have the same phenomena, including Dxxx. You may value Dxxxx at RM350k, RM500k, or even more. Whether the property is over price or have any demand is waiting to be seen. You may even wait until it touch RM500k only to sell it. The "rotten apples" action could end up be a wise movea. As ppls always said, "don't count the eggs yet before it hatch Hope the "day dream" owner can realize their imagination target to sell it at RM380k or higher price.

World Cup: South Korea Vs Uruguay (1-2)

Posted by Kris | Saturday, June 26, 2010 | , | 2 comments »

Luis Suarez

I was rooting for South Korea. The early goal (8' mins) by Luis Suarez somehow suppressed Uruguay's play to that of a very timid team. The ball was flying across the goal and the keeper was unable to caught it and Suarez slotted it in.

Thus, South Korea literally ruled the ball possession during the second half and created tons of chances to score. Uruguay players never touched the ball even for a few mins!!.The high possession rate bore fruit when Lee Chung Yong scored a header from a corner at a very tight spot. Beautiful header.

The equalizer somehow awakened Uruguay's attacking spirit and normal ball possession returned to Uruguay. It as though that the Uruguay players suddenly know how to play football. Suarez again scored a late goal at the 80' mins to seal South Korea's fate and their ticket to the quarterfinals. The Korean keeper saved a very far reaching free kick earlier that would look like that the ball had already crossed the line when he caught the ball in his hands!!

Btw: I am rooting for Argentina and Germany. European football seems to be dead except for Germany & Netherlands. France, Italy has been ousted in the Group matches. England, Spain and Portugal is lacklustre, particularly England which is a waste of time even to watch them play. They do not seem to possess any fighting spirit at all even though the team consists of ALL-Star players in the Premier league. I guessed they are more concerned about avoiding injuries that could jeopardized their million dollar contracts on the EPL.

Tonite (27th June, 10pm, Malaysian time) is Germany VS England match..

GOGO Germany!!

Opening A New Chapter

Posted by Kris | Saturday, May 08, 2010 | , | 4 comments »

As the title said it, I ear-marked May 2010, as a beginning of a new chapter for me. I have finished something that is bugging me for a long time, even when I am having dreams/nightmares when i slept. It is something that could not let go of me even after my dream of obtaining it ended badly and with much frustration ~5 years ago. But in that 6-7 months of frustration 5 years ago, I gained enlightening aspirations that were slowly fading these few years due to my hectic working life. Now. I finally found it back and determined to use it to fulfill my dreams.

As a matter fact, I started this blog a few years ago as a small step to fulfill my dreams. :)

The reason I blog this post, is to remind everyone that never ever lose sight of your dreams. Dare to dream!! And always seize the day!!

CARPE DIEM!!

Income Tax Rebate 2010

Posted by Kris | Wednesday, April 14, 2010 | | 3 comments »

I just received a letter from Lembaga Hasil Dalam Negeri that I should be expecting a cheque on my rebate since I am overpaying my taxes !! The cheque should come in around 2 weeks time. Cannot wait to get some dough back since this is the 1st time in so many donkey years that I am getting a rebate :)

Industry wide, year 2009 is not so rosy for bonus, promotions nor salary increments. The economy has not yet recover to the "normal" conditions even before the bull run. But it is still not too late to invest to earn more than the normal FD rates.

It Is Time To Pay Malaysian Taxes 2009

Posted by Kris | Saturday, March 06, 2010 | | 3 comments »

It is the time of the year that I dread the most as it impacts my pocket. It is the time to fill up the online form to pay my taxes. Thus, i was looking through all my 2009 financial statements to see where i can deduct/reduce my taxation.

I bought alot of books and a new laptop. That really help to reduce my taxation a lot :P And this i expect LHDN to reimburse me since i overpaid my taxes last year!! Let's see how fast this money can come back to me since i am paying taxes for years and this has never happen before. (hmm..I am not sure whether it is an easy process. Anyone has any experience on this??)

Another new column available in taxation year 2009, is the taxable income reduction on housing interest loans up to RM10,000.

Here is the link to Lembaga Hasil Dalam Negeri

Please check your bookmark. The reason is that they have change the URL as compared to previous years. I was shocked as my bookmarked URL (https://e.hasil.org.my) is very different from the one pointed from the LHDN website.(https://e.hasil.gov.my)

But, doing some quick checks with www.who.is . I discover that it still points to the same link. Luckily, it is not some phishing website. www.hasilnet.org.my link will point to some German website. It used to be Lembaga Hasil Website link. So always beware while doing online transactions.

Hopefully i make some good money out there.

Lazy Month December

Posted by Kris | Saturday, December 05, 2009 | | 0 comments »

It been a lazy month, with "social obligations" abundant. Too many activities planned out and no much mood to do some real work. There is a lot of sales around. Stock market is very calm this month except for the Dubai World incident. It looks like going to be so going forward 2010.
