One of my tenant have not been paying my rent for 3-4 months and counting now as previously he lost his job and only now got a new one. Should I kick him out?
But...
1)He is a the sole breadwinner in the family with a young baby to feed. His wife is a full-time housewife & mother-in-law in tow to live with them.
2) It is CNY season, it is just to cruel to let people go homeless during the festivities or go 'ah-long style' (I don't mean red paint splashing,etc,. It is still my property..lol. Here I meant persistent calling people up to know when payment can be done.)
3) I don't think he is able to rent a new place due to limited funds.
Am I being cruel to evict people because they cannot afford to pay? (never had this problem before)
So what to do next?!
- Collect payment after the CNY season.
- And will not renew the annual tenant agreement and proceed to find a new tenant that is a better paymaster.
I decided to take the above steps as business is business, and the aim of doing property investment is not doing charity. Business is solely about making profit , any CSR (corporate service responsibility) is just for publicity for big corporations.
Another view of thought that sounds more positive is that by evicting and getting a new tenant, I am giving opportunity for new tenant to enjoy and rent my property. And I get paid for it , hence it is a win-win situation.
When I think about it, in life I tend to give other people a chances/leeways & opportunities but yet when I am at the receiving end, I was not even given a consideration even though a lot of effort & thought were put it. (it is human nature to have this kind of mentality which can spiral negativity around; something like the positive nature of "Pay it Forward" where you repay a kindness received by doing kindness to other people and that person continues to do the same thing)
The wound may heal but the scars is still there.
Oh, well. I did what I did as long as my conscious is clear.
How many months deposit?
1 month rent & 1 month water/electricity as deposit.
You are not cruel brother. Like what you mention, you are doing business and not charity. We can accept sometimes ppl are late for 1 or max 2 months but not 3-4 months.
Lousy tenant you must evict them. If not, you will be on the loosing end again.
